How involved do I need to be?
Bridgeway Stays is designed to provide a hands-off temporary occupancy solution for furnished properties in transition.
Once operational requirements and property preferences have been agreed during onboarding, we handle the day-to-day management of the property throughout the stay process.
This includes guest communication, operational coordination, cleaning management and maintaining the property for guest readiness between stays.
The setup is intended to allow landlords to generate income from otherwise vacant properties without requiring ongoing hands-on involvement.
How flexible is the setup?
Each property is operated within clearly agreed parameters established during onboarding.
This can include booking windows, stay durations, occupancy limits and property-specific requirements to ensure the setup remains aligned with your plans for the property.
Whether preparing for incoming tenants, planned works or future sale activity, the model is designed to work around your timeline while still allowing the property to generate income during temporary vacant periods.
Properties can also be handed back with minimal delay when required, provided there are no active bookings already in place.
What do you provide within the property?
Bridgeway Stays supplies the operational essentials required to keep properties fully stay-ready for temporary occupancy.
This includes bedding, linens, towels, toiletries, kitchen essentials and other day-to-day items required for guest stays and ongoing operation.
Properties should already include key furniture such as beds, sofas and wardrobes — we handle everything else required for guest readiness, presentation and day-to-day operational management.
This allows the property to operate smoothly without requiring ongoing hands-on involvement from the landlord.
How are guests and damages managed?
We implement clear guest requirements and operational standards for every property, including occupancy limits, guest verification and property-specific rules agreed during onboarding.
Bookings made through major short-term letting platforms can also benefit from host protection and liability programmes, with some platforms currently offering protection of up to $3 million USD for certain guest-related damage claims and up to $1 million USD in liability-related cover, subject to their individual terms, conditions and eligibility requirements.
Alongside platform protections, Bridgeway Stays will maintain appropriate short-term letting and public liability insurance relevant to the operation of managed properties.
Guest communication, property standards and operational management are handled directly by us to help minimise risk and ensure properties remain professionally maintained throughout occupancy.
How quickly can properties go live?
Properties can typically be prepared and live within a few days of onboarding, depending on readiness, access and existing furnishing levels.
Once operational requirements have been agreed and the property is ready for guest use, Bridgeway Stays handles the preparation, setup and launch process required for temporary occupancy.
This includes supplying operational essentials, preparing the property for guest readiness and coordinating the setup required for short-term stays.
How does pricing work?
Bridgeway Stays operates on a revenue-share model, meaning there are no upfront setup costs required to get started and we only earn when the property is generating income.
A 25% management fee is applied to booking income, with cleaning charged separately per stay and fully managed throughout the process.
Many short-term letting providers charge additional onboarding, setup or operational fees on top of their management percentage, with costs often increasing further when supplying property essentials and operational items.
Bridgeway Stays is designed to be more operationally inclusive, with linens, toiletries, kitchen essentials and guest-ready setup incorporated into the overall management approach rather than treated as separate onboarding services.
This allows furnished properties to transition into temporary occupancy quickly, without requiring ongoing operational involvement from the landlord.
